One of the cities in the Netherlands has become the most expensive place to buy a home.
Own housing in Europe seems like an unattainable dream, however, there are cities where it is significantly easier to purchase. International audit and consulting company Deloitte published the European Real Estate Index for 2025, which determines where the purchase of your own home is most “bills the wallet” and where, on the contrary, remains relatively affordable.
Analysts have calculated how many average annual salaries in a given country are required to purchase a newly built 70-square-meter apartment.
Where is the most expensive housing in Europe?
It is noted that Amsterdam took the first place among the least affordable European cities for buying a home, where it is necessary to buy an apartment, on average, 15.4 local annual salaries. The second place was taken by Athens, where it is required to buy housing 15.3 average annual Greek salaries. At the same time, the third position was taken by Prague, where it is necessary 15 Czech annual salaries.
For example, according to open sources, the average annual salary in the Netherlands was more than 44,000 euros before taxes in 2024, while in Greece it was 13,000 euros and in the Czech Republic it was 22,000 euros.
